Q. When do I need a Building Permit?

Q. Can my neighbour build to the boundary?
A. Generally Yes, your neighbour is able to build to the boundary. The maximum wall height on the boundary is 3.0m or an average of 3.0m with a maximum of 3.6m. Replacement of the boundary fence becomes a civil matter.
Q. How long will my application take to process?
A. If all the required documentation is provided to us at the time of application the Building Permit will be issued in about 1 Week. If other items are required you will receive a letter in writing stating the extra information required to complete your application.
Q. How close to my front boundary can I build?
A. The minimum front setback of a building is the average of the setbacks of both adjoining properties or 9m whichever is lesser.
Q. What is the maximum height I can build my front fence?
A. The maximum height you can build your front fence depends on the type of street you live on. If your property is on a main road the maximum fence height is 2.0m. If your property is on a normal residential street, court etc. the maximum height is 1.5m.
Q. I've got a problem with my builder. Who do I talk to?
A. If the problem with your builder is contractual you will need to consult your solicitor. If your builder has breached the building regulations you can contact the relevant building surveyor who issued your permit or the Building Commission.
Q. I want a building permit as an owner builder. What does that involve?
A. If you wish to apply for a building permit as an owner builder you may be required to register yourself with the Building Practitioners Board. (please goto our owner builders registration page).
We would recommend that you contact your insurance company and receive cover for property and public indemnity during the construction works. If you sell the property within 6.5 years of the final certificate or occupancy permit you will be required to cover the works under warranty for the remaining time.
Q. What do I need to submit for a building permit?
A. Depending on the proposal you would require many different documents. The minimum would be as follows:
* 3 Copies of Working Drawings
* 3 Copies of Soil Report
* Copy of Title
* Engineers computation, drawings and Form 13 (if applicable)
* Copy of your planning permit and endorsed plans. (if applicable)
* Completed application form
* The required Building Permit Fee.
Other items may be required once application has been checked.
Q. Do all pools require a fence?
A. All swimming pools require a fence that complies with AS1926. Contact us for advice or to book an inspection of your property. Pool fencing inspection cost $75.00.
